Loan Programs

Rezcap Funding offers business purpose, renovation loans for investors who acquire and renovate real estate to sell or lease.  In addition, the investor may not need renovation funds and just need short term financing to acquire or wholesale real estate.  We typically lend up to 75% of the ARV and will finance 100% of the renovation.

DSCR (Debt Service Coverage Ratio) is a business purpose loan whereby the approval is based, primarily, on the gross market rent and the total housing payment of the subject property.  Although credit scores and loan to value still play a part, employment and traditional income is not required and made traditional mortgage underwriting requirements are not applicable.  For instance, an investor can have an unlimited number of financed properties and is not required to have employment.  Rezcap Funding has access to 10 of the worlds best DSCR outlets in addition to private capital.
